How customers actually find a builder in 2026

The shortlist used to be three names from Google and one from a neighbour. It still is, except one of those names now comes from someone asking ChatGPT, and that answer is assembled from what is written on your website.

Watch how somebody actually hires a builder. They ask around, they search, they open two or three sites on a phone, and within about thirty seconds each they decide who to ring. Nothing about that is new. What is new is that a growing share of them ask an AI first, get three firm names back with reasons attached, and start from there. Getting your name into that answer is now part of the job.

Turn up for the town, not just the trade

Almost nobody searches for a roofer. They search for a roofer in the town they live in. A single page listing thirty places you cover is a page about nowhere, and it loses to a firm that wrote one honest page about that one town. This is the least glamorous work on the list and it brings in the most jobs.

Be fast on a phone or lose before you start

Your customer is standing in a driveway with one bar of signal, comparing you against two other firms. A site that takes six seconds is a site they never see. This is usually the single biggest gap between a firm that gets calls and one that does not, and it is a build problem rather than a marketing one.

Put your reviews where the deciding happens

You have the reviews. They are on Google, one tap away from your site, which is one tap too many at the moment somebody is deciding. Pulled onto your own pages, updating themselves, they do the convincing while the visitor is still with you.

Answer the questions you get on the phone

Write down the questions you answer twenty times a year. What a re-roof costs on a semi. Whether you work in that postcode. How long a rewire takes and whether the family can stay in the house. Those exact questions are what people type, and increasingly what they ask an AI, and a page that answers them plainly is the page that gets quoted back.

Say what you do differently, in words

This is the one custom builders keep missing. If you build tighter than code, test every house, or hold a standard the volume builders do not, that has to be written down. A buyer cannot see it in a photograph, and if it is not on the page the only thing left to compare is your price against a cheaper quote.
