Built for buyers and renters

Real estate websites that rank by neighborhood, building, and school district

Buyers search for Leslieville homes, The Well rentals, and Lawrence Park East schools, not for experienced realtors. We build the per-neighborhood and per-building pages that match how people look, with Place and Residence schema wired in so ChatGPT and Google AI Overviews quote your listings instead of Zillow. The free audit shows you what is missing in under a day.

What real estate agents and developers tell us

The five lines we hear from real estate agents and developers on every audit call.

They told us

We rank for our brokerage name and nothing else.

What that means

Branded traffic is a floor you have already hit. Without per-neighborhood and per-building pages, the long tail keeps going to portals and competitor agents.

~$28k/yr in lost listings
They told us

My MLS feed pages get crawled but never cited.

What that means

MLS embeds are usually blocked, light on schema, and identical across thousands of agent sites. The crawler sees boilerplate, not local authority.

0 AI citations for listings
They told us

We launched a new development site and Google is treating it like a brochure.

What that means

A single landing page for a multi-tower project leaves the floor plans and the building-name queries on the table. Each unit type deserves its own indexable page.

60% fewer registrations
They told us

Our vacation rental keeps losing the click to Airbnb.

What that means

Without LodgingBusiness schema, an open-graph card, and neighborhood content, your direct-booking page is invisible compared to a marketplace that owns the query.

12 to 18% margin gone
They told us

ChatGPT recommends competing agents when somebody asks who works our area.

What that means

AI engines cite agents who publish neighborhood guides and school overlays backed by structured-data profiles. Brokerage-template sites have nothing to cite.

Lost referral pipeline
What we ship

The pages a real estate buyer or renter actually searches for

01

City and neighborhood programmatic pages

A city-by-neighborhood matrix generated from one TypeScript data file (for example /for/real-estate/toronto/leslieville), carrying Place schema, walkscore and transit overlays, and a local listings strip. This is the long tail buyers type in.
02

Building-name pages for new developments

Per-building pages for pre-construction and resale towers carrying Residence and LocationFeatureSpecification schema, floor plan tables and amenity lists, and a registration form, which is what Google looks for when somebody types The Well condos pricing.
03

School-district overlay pages

Pages structured around school catchments with EducationalOrganization references, ratings folded into the body, and walkscore and bikescore tables, which is how you win the queries family buyers run before anything else.
04

Per-listing pages with Article, ImageObject, and Offer schema

Indexable listing pages with full schema wiring on price, square footage, beds, baths, and media, built independently of the MLS iframe so crawlers can actually read them.
05

Open-house calendar with Event schema

An open-house and showings hub with Event schema, ical export, and per-event pages, which picks up open house Leslieville Saturday queries nobody else is targeting.
06

Per-agent profile pages

Person plus JobTitle schema for each agent in the brokerage, with a verified bio, transaction history, neighborhoods served, and review aggregation, which is the E-E-A-T signal AI engines now want before they answer a who-should-I-hire query.
Pricing

What each tier looks like for a real estate site

Pricing is canonical and below what most boutique agencies quote. Each tier is one-time build plus an optional monthly retainer starting at $60 for hosting and cite-met monitoring. We always quote below what you are currently paying your SEO agency, and the audit is free regardless of whether you hire us.

Site

$2,500
Site at $2,500 covers up to 8 pages, usually homepage, about, contact, three neighborhood landing pages, and a featured listings page, plus RealEstateAgent schema and foundational AEO setup. It suits a solo agent who needs a clean professional presence before next quarter.

Story

$5,000
Story at $5,000 covers up to 15 pages plus the audio/video content pipeline, which for a real estate operator means Loom walkthroughs converting to blog posts and per-listing video pages with VideoObject schema. It fits a team that wants neighborhood guides, an adjacent building-science blog, and 5 to 8 priority neighborhood pages.

Engine

$9,000
Engine at $9,000 is the 200+ programmatic page build, which for a brokerage or developer means the full city-by-neighborhood matrix (typically 20 cities by 6 to 10 neighborhoods each), per-building pages for active developments, and school-district overlays. This is the tier that earns the long tail at scale.

Studio

$15,000+
Studio at $15,000 and up is for developers with multi-tower portfolios or property managers running multi-domain rollouts, with custom apps like a registration funnel that pipes into the CRM, or an embedded conversational layer that answers building-name queries. Sometimes a full white-label site for a brokerage with 30 agents who each need their own subdomain.

Monthly retainer (AEO included at every tier)

  • Care$60/mo
    Hosting + AEO maintenance
  • Local$300/mo
    + 1 post/mo, local SEO
  • Growth$700/mo
    + 4 posts/mo, mention tracking
  • Authority$2,000+/mo
    + Reddit, Wikipedia, PR

Proof in the wild

The Ridge at Beaverbrook: a townhome development site built for the way buyers shop

The Ridge at Beaverbrook is a modern townhome development in the Hyde Park neighborhood of London, Ontario. We built the site for broker Rashida Dhalla, and the brief asked for more than a spec list. The development had to sell a lifestyle to a buyer who reads three pages before booking a showing, which describes most of them in a 2026 market.

The build leans on visual storytelling. Aerial drone photography gives prospects a view of the property and the streets around it, which carries more weight in a townhome purchase than most agencies assume. Interactive floor plans let users walk through each level at their own pace. A dedicated neighborhood section pulls together the amenities, schools, parks, and transit a buyer weighs before a move into Hyde Park. The investment-analysis section breaks down pricing against comparable sales and the area's growth trajectory, so investor buyers have the numbers to act on.

Built in React with MLS integration, the site loads fast on every device and positions Rashida as a tech-forward broker in a market that still ships brochure pages. The site is live at theridge.rashidadhalla.com. See the rest of our work for similar builds across builders, AV installers, and real estate operators.

Why us

What you get with Space & Story that most real estate web shops do not ship

01
AEO setup is included at every retainer tier, never an add-on, which is the difference between a site that gets indexed and a site that gets cited.
02
Programmatic neighborhood and building pages are generated from one TypeScript data file, so adding a new development or a new school catchment is a row in a spreadsheet, not a six-week web project.
03
Cite-met monitoring runs across 6 AI engines in real time, so you see the day ChatGPT starts quoting your Leslieville guide instead of Zillow's.
04
Mahmoud's Verto-era schema fluency from running roughly a quarter of Canada's daily COVID doses on a scheduling platform means the Place, Residence, and Event schema combinations are closer to home than a generic agency brings.
05
The studio's own site pulls 32% of its traffic from AI engines, which is more than 11,618 visits in a single week directly from ChatGPT, Perplexity, and Google AI Overviews. The build pattern is the same one we ship to clients.
