What does a real estate website actually cost in 2026?

The question we get most often is why the quotes range from $800 to $40,000, and what the extra money actually buys. The honest answer is that almost nobody quotes the same thing, so the price on its own tells you very little until you count what you are getting page for page.

Most agents come to us after a season or two on a site that never paid for itself, which is the polite way of saying it cost more than it brought back. The prices we hear over and over: $800 to $1,500 a year for a template site on Wix or Squarespace with your IDX bolted on, $200 to $500 a month to lease a Real Geeks or BoomTown site, $3,000 to $8,000 for a one-time custom build with a year of hosting included, and $15,000 to $40,000 for a full custom build with a rebrand on top.

The build is a one-time cost. The monthly plan is optional but worth it, because the ongoing writing and upkeep is what keeps you turning up in AI answers month after month, and we track that traffic so you can watch it move.

Build, one time

  • Site at $2,500 covers up to 8 pages, which for a solo agent is usually homepage, about, contact, three neighbourhood pages, and a featured listings page. It replaces a template site that is doing nothing for you outside people who already know your name.
  • Story at $5,000 covers up to 15 pages plus the video and writing setup. Record a walkthrough of a property or a neighbourhood on your phone and it comes back as a post and a listing video page. It fits a team that wants 5 to 8 priority neighbourhood pages and a profile page for two or three agents.
  • Engine at $9,000 builds 200+ pages at once: a page for every neighbourhood you work, a page for every building you sell, a page for each school catchment, and a page per listing. This is the tier that picks up the hundreds of small searches nobody else answers.
  • Studio at $15,000 and up adds custom tools and multiple sites. It is built for developers with several towers, property managers who want a site per building, or a brokerage where 30 agents each need their own.

Monthly, optional

  • Local at $300/mo is the floor: hosting, upkeep, and a monthly report on how often the AI tools are sending you visitors.
  • Local at $300/mo adds one post a month, your Google Business Profile, and local listings work. It is the right starting point for a solo agent or a small team.
  • Growth at $700/mo adds four posts a month, work to get other sites linking to you, tracking on how you compare to rival agents, and a strategist you talk to monthly.
  • Authority at $2,000+/mo adds press, reviews, and original research, for agents who want to own their patch outright.

What about leasing a Real Geeks or BoomTown site?

Leasing works fine if you are doing volume off the same playbook as 4,000 other agents on the same platform. The catch is that your site looks like every other agent's site and reads like it too, so when somebody asks ChatGPT about your neighbourhood there is nothing on your page worth quoting. The maths is easier to argue with than the experience. Real Geeks at $300 a month plus the $5,000 to $10,000 setup runs you $8,600 to $13,600 in year one. What about IDX or MLS fees?

Those sit outside the website cost, usually $30 to $80 a month depending on your board. We work with whichever IDX provider you already use, most often iHomefinder, Showcase IDX, or RealtyJuggler, or set you up with one we have used before. The IDX handles live inventory.
